Yeah, I guess I'm not sure how to assess. It's still effective in that there are no leaks (currently), but I'm a bit concerned about making it through another full winter. Well the reason I'm wanting to figure it out is because I'd potentially like to do some work like putting in new light fixtures or maybe even doing vaulted ceilings at some point. So any work like that would result in disturbing it.

Interesting, it doesn't seem to be any lower than the ceiling where we had the popcorn scraped off. I think this has raised enough questions that it's probably worth getting someone to come out and test, and try to get a peek at what may be beneath the current ceiling. This was really helpful for me...

Ok, good to know. How much of a drop in the ceiling would you expect if they covered with new drywall? That is, when measuring from floor to ceiling, would I expect the ceiling to be like 1/2" shorter than the rooms with the popcorn texture removed if there's another layer of drywall that's been add...

Ah, got it. Yeah, drywall tape would make sense. The fireplace is stone though - I don't think that section ever would've been hidden by brick. So for anyone finding this later and attempting the same thing - I was able to pull out and use the motor from this replacement motor assembly , which was on the shelf at Home Depot. Oh cool. From what I was reading, it sounded like replacing the whole fan was possibly a lot more work than just pulling out the motor and replacing that one component. Good to know that it's about the same time and effort, assuming I get a new fan with the same dimensions.

@emtnut what do you think is the level of work + time to repair vs replace? Like if I wanted to upgrade and get a different fan, not just repair the current one or replace with the exact same model?

I'm pretty sure my bathroom exhaust fan motor finally died. It's been on the way out for a while - it was starting to take a good 10-20 seconds for the motor to start going when flipping the switch, and now the fan just hums and never starts spinning. So I want to get a sense of how much work it is ...
